What Are the Current EPC Rules for Landlords – and What’s Next?

If you’re a landlord in Huddersfield or anywhere across West Yorkshire, you’ve probably seen a lot of headlines about EPC changes some saying you’ll need a Band C by 2028, others by 2030. It’s all been a bit confusing.
Here’s what’s actually true right now, and what might be coming next

The Current Law

At the moment, every rental property in England and Wales must have an Energy Performance Certificate (EPC) rating of E or above.
This has been the rule since April 2020, and it applies to all tenancies, not just new ones.

If your property is rated F or G, you can’t legally let it unless you’ve made improvements or registered an official exemption on the government’s PRS Exemptions Register.

So if your EPC is a D or E — you’re fine for now. But that might not last forever.

What’s Changing?

The government’s long-term plan is to make homes more energy-efficient and reduce carbon emissions. One proposal on the table is for all private rented properties to reach at least Band C by 2030.

That date isn’t set in stone yet, the original 2025/2028 deadlines were scrapped, but most industry experts still expect tougher rules to come in the next few years.

In short: the direction of travel hasn’t changed. Improving your property’s energy efficiency early will save stress (and probably money) later.

Why It Matters for Landlords

Properties with higher EPC ratings aren’t just more compliant — they’re also:

  • Cheaper to run for tenants, meaning fewer voids and happier occupiers
  • More valuable when selling or remortgaging
  • Better prepared for future legislation or green-mortgage incentives

Plus, once you’ve improved insulation, heating or lighting, those upgrades pay for themselves through lower energy bills and better comfort

How to Improve Your EPC

Small steps make a big difference:

  • Add or top up loft and cavity wall insulation
  • Fit LED bulbs throughout
  • Upgrade to a modern boiler or smart heating controls
  • Seal draughts and check your windows and doors
  • Use low-energy appliances wherever possible
