The Current Law
At the moment, every rental property in England and Wales must have an Energy Performance Certificate (EPC) rating of E or above.
This has been the rule since April 2020, and it applies to all tenancies, not just new ones.
If your property is rated F or G, you can’t legally let it unless you’ve made improvements or registered an official exemption on the government’s PRS Exemptions Register.
So if your EPC is a D or E — you’re fine for now. But that might not last forever.
What’s Changing?
The government’s long-term plan is to make homes more energy-efficient and reduce carbon emissions. One proposal on the table is for all private rented properties to reach at least Band C by 2030.
That date isn’t set in stone yet, the original 2025/2028 deadlines were scrapped, but most industry experts still expect tougher rules to come in the next few years.
In short: the direction of travel hasn’t changed. Improving your property’s energy efficiency early will save stress (and probably money) later.
